We come out and meet with you and your wife/husband/partner at the subject property (if practical). At this meeting, we will connect and share ideas and explore what might be, mapping out the vision on butter paper and consolidating the thoughts to give us direction to move with a design montage.

Within this we will guide on anticipated build cost, giving you understanding of where we are going in the bigger picture.

We can also guide you on various extras that should be considered, from paving and landscape, furnishing, function and egress paths, to additional fitout.

We recommend to allow between 2-3 hours for this first important meeting.

Stage 1 Concept Design (Range of fees POA).

This stage involves a computer generated design based on our sketches completed at the initial meeting.

This allows a full scale analysis of the opportunity in creating wonderful liveable spaces, which builders like to see.

As we agree on the design direction to explore, we formalise a design agreement.

Upon signing the agreement together with 50% payment upfront, we jump in and begin the exciting step of creating the 3D generated model of the design dream.

​Once the Concept design is formalised, we will meet again and review, clarify thoughts and tweak as needed.

I will guide you on what I like to call a guestimate price of works and will also seek the input of a builder/s to then confirm the estimated build costs as desired.

If staging the project is preferred, we can consider this also as often our dreams do push budget boundaries.

We will provide Stage 2 Documentation & Consultation fee proposal to engage our services.

• This will determine the scope of works

• Include an estimate of the associated consultants’ costs

• We will act on your behalf to prepare all drawings and specifications (as needed) advice and assistance to facilitate the project to the contract stage.

• Co-ordination of the consultants and authorities

• Source all information and requisite approvals from all authorities

• May include assistance in sourcing quotes from suppliers

• Ensure competitive pricing and quality, for the best outcome for your project.

Beyond the contract with a successful builder, we offer:

• Representation on site

• Administrative support

• Consultation on your behalf through construction, generally at an hourly rate.

• In the event that you build as an Owner Builder, we can similarly guide you in achieving an excellent result.
